Three Zones of Completely Invisible Heating and Cooling

This 3 zone concealed ducted mini split hides all three indoor units above the ceiling or inside soffits — the only visible hardware is a discreet supply grille in each zone. Three 11,000 BTU Thin-Air ducted units condition up to 1,650 square feet across three independently controlled zones, and because each unit can feed short duct runs to two or three registers, a single zone can cover a bedroom plus its bathroom and closet.

The 27,000 BTU multi-zone condenser carries a 22 SEER2 ducted rating with heating to -13°F. All three linesets ship pre-charged with R454B and use quick-connect fittings, so the refrigerant side of the install needs no vacuum pump, no gauges, and no EPA license.

Why You'll Love It

  • Invisible in Every RoomNo wall units, no ceiling cassettes — just grilles. The equipment disappears into attics, soffits, and joist bays, which is why designers specify concealed ducted for luxury renovations and historic homes.
  • One Zone Can Serve Multiple RoomsEach Thin-Air unit supports short duct runs at 0.1-0.4" WG static pressure, so a single 11K zone can supply a primary suite — bedroom, bath, and walk-in — through separate registers.
  • Three Independent ZonesEvery zone has its own thermostat with wired or wireless control. Upstairs, downstairs, and the studio each hold their own temperature.
  • Whisper QuietWith the blower above the ceiling and air arriving through grilles, in-room sound is as low as 26 dB — quieter than a library.
  • Pre-Charged DIY Refrigerant CircuitThree factory-sealed R454B linesets connect with hand tools. The ductwork takes planning; the refrigerant side does not.

What Makes It Different

Concealed ducted multi-zone is normally the most contractor-dependent mini split configuration there is — every circuit flared, evacuated, and charged on site.

  • Pre-Charged, Quick-Connect CircuitsEach lineset arrives sealed with refrigerant inside. Hand-thread, torque to spec, soap-test — the circuit never opens.
  • Honest Capacity NumbersThree 11K units connect 33,000 BTU/h of indoor capacity to a 27,000 BTU/h rated condenser — a standard multi-zone connection ratio, with both numbers printed in the spec table below.
  • Serviceable While HiddenFront-access filters, large service panels, and built-in condensate pumps keep maintenance realistic even with units above the ceiling.

How It Works

  1. Set the Units and DuctsMount each Thin-Air unit above the ceiling or in a soffit, then run short supply ducts (up to 15 ft per run) to the registers in each zone.
  2. Connect the LinesetsRoute the three pre-charged linesets to the outdoor unit, hand-thread the quick-connect couplings, torque to spec, and test each joint with soapy water.
  3. Power and ControlWire the condenser to a dedicated 230V circuit (a licensed electrician is recommended for the disconnect), then set up wired or WiFi control per zone.

Who It's For

This 3 zone concealed system is for:

  • Luxury renovations and historic homes where visible HVAC equipment is not an option
  • Primary-suite-plus layouts where one zone should feed several adjacent rooms through registers
  • New additions and ADUs planned with ceiling cavities or soffits for ductwork
  • Homeowners comfortable with a more involved install in exchange for completely hidden equipment

Want hidden comfort in just two zones? The Thin-Air dual-zone concealed system covers two.

Frequently Asked Questions

Why is this system 33,000 BTU instead of 36,000?

The Thin-Air concealed line uses 11,000 BTU indoor units, so three zones connect 33,000 BTU/h of indoor capacity. The outdoor unit is rated 27,000 BTU/h — a standard multi-zone connection ratio, with both numbers listed in the spec table.

How many rooms can each concealed zone serve?

Each 11K unit supports duct runs up to 15 feet per supply at 0.1-0.4" WG static pressure, so one zone can feed two or three nearby registers — for example a bedroom, its bathroom, and a closet — while remaining one thermostat zone.

Where do the indoor units drain?

Each unit has a built-in condensate pump, so condensate can be lifted and routed to a suitable drain point rather than depending on gravity below the unit.

Is a concealed ducted install still DIY?

The refrigerant side is — all three linesets are pre-charged R454B with quick-connect fittings, so no vacuum pump or EPA license is required. The ductwork and ceiling access make this the most involved Zone Air install, and a licensed electrician is recommended for the 230V disconnect wiring.
